Reporting into the Head of Estates and Development Finance, the Construction Finance Manager owns and delivers a key area of the Property Finance team.

This role owns the business partnering, reporting and planning for expansionary and non-expansionary capital in the UK & Ireland to support the business’ strategy to grow our existing estate of 90,000+ rooms and deliver long-term returns.

Covering both the development capital associated with new rooms across the estate, with a current UK development pipeline of £1.4bn pa, they will also be responsible for all non-expansionary capital investment inclusive of our hotel refurbishment programme (~£130m pa), and development of our F&B proposition to support our accelerated growth strategy, expected to be in the region of £0.5bn over the next 4 years.

This role is a fantastic opportunity to develop and showcase your gravitas and add tangible value to the business through effective business partnering and challenging the status quo.

You will rely on your accounting and commercial knowledge to deliver insight, drive improvements and to provide challenge and accountability as the key Finance business partner to the Development Director, Heads of Construction and their teams. You will also need to build strong rapports with external Quantity Surveyors and Project Managers to provide an accurate picture of capital investment and early flagging of risks and opportunities.

You will have Line Manager responsibility for a Commercial Finance Analyst who you will coach and develop to support reporting, planning cycles and the commercial month end process for UK development projects.

  • Works well under pressure and can prioritise work effectively.
  • Experience working with both finance & non-finance teams.
  • Experience in building excel models.
  • Ability to be able to work out a means to derive meaningful analysis with minimal support.
  • Able to work at pace and adapt to moving goal posts.


  • Excellent attention to detail and ability to view and explain the wider picture
  • Excellent organisation & prioritisation skills
  • Analytical mind-set with ability to understand, join dots at speed and requires minimal support in coming up with financial models.
  • Excellent inter-personal skills and ability to build strong stakeholder relationships, both internally and externally.
  • Qualified Accountant or by experience (2+ yrs PQE)


  • Strong knowledge of Microsoft Office
  • Good general accounting knowledge, in particular capital projects and capital and leases accounting standards
  • User knowledge of Fusion accounting software
